Summary
Ko’olani sales trends have been so good that in many cases, buyer choices are quite limited.  Sales are consistent and the number of apartments for sale continues its decline that began in mid-2008.  Certain floor plans are not available as I write and not much is available on higher floors.  Some apartments are priced above what the market will bear and their time on the market confirms that observation.  B
uyers should stand ready to act when something they’re looking for comes on the market.

October 2009 Honolulu Condominium Market Report – Ko’olani

Summary
The number of recent sales and apartments currently for sale at Ko’olani is very, very encouraging.  I am very optimistic by these sales dynamics.  Look at the graph below and you’ll notice that two very positive trends continue:  sales are solid the number of apartments for sale is still falling.

Given that the number of apartments on the market has decreased to its lowest level in three years, not all floor plans are available as I write.  For example, if someone is looking for a 3-bedroom ‘09 apartment, none are for sale.  In addition, a few other floor plans are not available on higher floors, so buyers should be patient, but be ready to act when something comes on the market.

Ko'olani Listed vs. Sold

The chart above shows the number of sales recorded each month vs. the number of apartments available for sale at the end of the month.  In the last six months, Ko’olani averaged 2.33 sales per month.  At that pace, it will take just over 5 months to sell the 12 apartments on the market.  When the building has less than 6 months of inventory, that indicates this particular condo’s market is strong.

Summary
I am very encouraged by the recent sales taking place at Ko’olani.  Take a look at the graph below and you’ll see two very positive things:  inventory is falling while sales have been very solid.  In fact, the number of Ko’olani sales has exceeded sales in all other Kakaako condos.  Ko’olani had more sales than Moana Pacific, yet Moana Pacific has nearly twice as many apartments as Ko’olani has (720 vs. 370).

Summary
Ko’olani sales were sporadic throughout 2008, while the inventory available for sale began the year at 16 and finished much higher at 27.  The chart below depicts the number of sales recorded each month vs. the number of apartments available for sale at the end of each month.  In the last six months, Ko’olani averaged 1.5 sales per month and if that pace continues, it will take 18 months to sell the 27 homes available for sale as I write.

12 homes have been on the market over 100 days, indicating their price is not appropriate for today’s market.  On the other hand, there are a few apartments with very attractive prices.  Buyers looking to move into a new luxury condo should take a close look at Ko’olani.  Specific sales statistics are below.

Summary
Ko’olani sales slowed in the second quarter, but were relatively strong when compared with other condo building sales in the Kakaako market.  Just six units sold in the second quarter of 2008 vs. 12 sales in the first quarter.  The sales were completed, mainly because the homes were priced right.  The inventory of units for sale rose dramatically in the second quarter from 23 to 33.  33 units represent a full 11 months of sales.  Ten homes have been on the market over 100 days, indicating they carry a price buyers are not willing to pay.  The last three condos sold at an average of 99% of their list price.  Specific sales statistics are below.

Summary
Ko’olani sales are still strong despite the fact that several units are listed significantly above market price.  11 units sold in the first quarter of 2008, but three of those sales were slow-moving penthouse units that were on the market well over a year.  Of the 23 units for sale, there is a great mix of two and three-bedroom units.  Eight of these units have been on the market over 100 days, perhaps presenting an opportunity for patient buyers.  The last three units sold at an average of 95% of their list price.  Specific sales statistics are below.

Summary
The sales pace at Ko’olani has been fairly strong. Ten units sold in the fourth quarter of 2007 and it’s quite possible more than 10 will be sold in the first quarter of 2008.  However, I am very disturbed by the number of units that appear to be listed at least $100K above current market price. This practice leads to larger inventories and longer times on market.  As I write, it will take six months to sell all units currently listed for sale and that’s too long.  In many instances, over pricing ultimately leads to a final sales price below market. 

The three bedroom units (‘01, ‘02, ‘09) and the largest two bedroom ‘08 units are highly sought after and can be sold rather quickly due to their limited supply and unique floor plans.  Conversely, the smaller two bedroom units numbered ‘03 – ‘07 may take longer to sell because there are nearly 200 units in the building with the same floor plan.  The preceding statements are only true when units are offered at market price.  Improper pricing has caused some owners to wait over 300 days for a sale.
