Summary
Despite nine consecutive months with at least one sale, and many months had more than one sale, the number of apartments for sale rose since my November 2009 Hokua report.  Yet, I am very pleased by what I see in the chart below.  The market is working.  There are enough buyers with the means to purchase apartments from owners who are ready to leave Hokua, whatever their reason.  In addition, there is a wonderful assortment of apartments for sale (almost all floor plans are available); almost everyone should be able to find something they like.
 

 

The chart above shows the number of sales recorded each month vs. the number of apartments available for sale at the end of each month.  In the last six months, Hokua averaged four sales every three months.  If that pace continues, it will take 12 months to sell the 16 apartments available.  Specific sales statistics are listed below.

November 2009 Honolulu Condominium Market Report – Hokua at 1288 Ala Moana

Summary
I am very excited by what I see in the chart below.  The number of apartments offered for sale is just half of what it was six months ago and despite a weak economy, sales have picked up dramatically.  The number of months of inventory determines whether we are experiencing a buyer’s or seller’s market.  If the inventory is six months or less, it’s a seller’s market and we are very close to reaching that point (6.5 months of inventory as I write).  This is the lowest number of Hokua apartments for sale I’ve seen since I began writing posts dating back to March 2008.

The chart above shows the number of sales recorded each month vs. the number of apartments available for sale at the end of each month.  The building experienced a four month dry spell in the spring/summer months where no apartments sold, but sales have turned around in a big way!  In the last six months, Hokua averaged five sales every three months.  If that pace continues, it will take 6.5 months to sell the 12 apartments available.  Specific sales statistics are listed below.

Summary
What a difference a few months make!  Not a single Hokua apartment sold since my March 2009 Market Report.  While there are two apartments in escrow, the last Hokua sale recorded on February 25.  

The weak economy has affected Hokua sales, but it’s more than the economy.  The average list price is nearly $2.4 million, so the pool of people willing and able to purchase is limited.  Moreover, several of the apartments are overpriced.  Some are a little high while others are grossly overpriced.  10 of 19 Hokua apartments have been on the market over 100 days and that’s never a good sign.

The chart above shows the number of sales recorded each month vs. the number of apartments available for sale at the end of each month.  The number of apartments for sale fluctuated quite a bit in 2009.  In the last six months, Hokua averaged just one sale every two months.  If that pace continues, it will take 38 months to sell the 19 apartments available.  Specific sales statistics are listed below.

Summary
Despite a weak economy, apartment sales continue at Hokua.  In the last six months, the average sale price has exceeded $2.2 million and five of the eight sales were cash purchases.  Tough economic conditions have forced new, high-end condo construction projects on Ala Moana Blvd. to the back burner, thus preserving Hokua’s position as the premier Kakaako condominium.  

The chart below shows the number of sales recorded each month vs. the number of apartments available for sale at the end of each month.  As you can see, the number of apartments for sale remained in a narrow range for most of the past year.  In the last six months, Hokua averaged 1.33 sales per month and if that pace continues, it will take 12 months to sell the 16 apartments currently available.  In my opinion, the inventory of apartments for sale is at a healthy level.

Seven Hokua apartments have been on the market over 100 days and while that’s not a good sign, it is somewhat understandable given the large purchase prices.  As always, some apartment prices represent a better value than others.  Care should be exercised, but there are some attractively priced apartments available.  Specific sales statistics are listed below.

Summary
The number of Hokua condo sales have fallen dramatically since my May Market Report.  Consequently, if the sales rate doesn’t change, it will take over 25 months to sell all units offered for sale.  12 of the 17 condos for sale have been on the market over 200 days and some have been available a great deal longer than that.  I recognize the number of people who can afford to buy a Hokua condo is limited, but the number of sales is half of what it was six months ago.  It’s clearly become a buyer’s market at Hokua and if sellers really want to move, they will have to price their homes accordingly.  The market is speaking to sellers, but are they listening?  It’s a shame, but I don’t think so.  Specific sales statistics are below.

Summary
The sales pace at Hokua slowed since my last report.  At the current sales rate, it would take over 11 months to sell all units offered for sale and that assumes sellers move their asking price closer to the price buyers are willing to pay.  11 of 15 units for sale have been on and off the market for more than 90 days (three units have been on the market more than 300 days).  Several owners have shaved hundreds of thousands of dollars off their price and they may have to do more to attract a buyer.  The single unit sold in the last 30 days went for just 71% of its list price.  This is a clear indication of

Summary
17 Hokua units sold in the last 12 months and 4 of the 17 sellers waited over 200 days for their sale.  On average, the 17 sellers received only 91% of their asking price.  With 17 units currently offered for sale, that means a full year of inventory is on the market.  Put another way, if sales continue at the same pace as they have the last 12 months, it may take a year to sell all 17 units currently listed for sale.  The average sales price during the last year is over $2.3 million, so the number of interested and qualified buyers is limited. 

Six units recently came on the market as some owners may have reached the two year occupancy point, potentially yielding significant tax savings.  These six units dramatically understates the average days on market figure (97).  The remaining 11 units average 140 days on market thus far.

Those who sold their Hokua units over the last year doubled or tripled their money in a very short time.  I wonder if these units were really worth the price just paid?  At least 11 of the 17 buyers paid cash, which means an appraisal wasn’t required to consummate the sale.  Maybe the beautiful ocean views are too good to pass up?  I think some caution is warranted.  For example, one unit just sold on Nov 28, 2007 for $1,950,000.  That same unit was put right back on the market on Dec 13, 2007 for $2,995,000.  A $1 million price increase in just two weeks?  How does that sound to you?
